Homeowners ask this in one of two situations: they're about to spend money on parging and want to know what they're getting for it, or they're looking at parging that's already failing and wondering if that's normal for its age. Both are fair questions. The honest answer is that parging lifespan varies enormously β from 3 years to 30+ β based on factors most homeowners don't know to ask about.
The Short Answer
15β25 years β polymer-modified parging, proper surface prep, good drainage, cold climate.
25β35 years β same conditions in a mild climate with few freeze-thaw cycles.
5β10 years β cheap mix or shortcuts on surface prep.
3β5 years β worst-case: wrong mix, no bonding agent, poor drainage keeping the wall wet.
The Six Factors That Determine Lifespan
Surface prep, bonding agent use, two-lift application, and slow curing are the biggest factors. Skipping any of them shortens lifespan dramatically.
Polymer-modified parging vs plain sand-cement is a 3β5Γ lifespan difference. Fibre reinforcement adds a few more years.
Freeze-thaw cycles are the mechanism that destroys most parging. Regina has 60β80/year; Vancouver has fewer than 20. Same materials, dramatically different lifespan.
Expansive clay soil, frost heave, and settlement all crack rigid parging. Foundations on stable soil with proper footings preserve parging much longer.
Ground sloping away from the wall, working gutters, properly extended downspouts, and no snow piled against the foundation all extend parging life. The opposite kills it fast.
Road salt splash from driveways attacks the cement matrix directly. Parging adjacent to a heavily-salted driveway fails years earlier than parging on the far side of the house.
What Kills Parging Early
Failure is almost never a materials problem. Modern polymer-modified parging is a durable product. Failure is almost always one of these five root causes:
- Poor surface prep. The parging never fully bonded to the foundation. It looked fine on day one and started coming off in year 2 or 3.
- No bonding agent. Same issue β parging bonded to dust and residue instead of clean concrete.
- Applied too thick in one lift. Uneven shrinkage cracks the parging as it cures. Cracks become water entry points within the first freeze cycle.
- Cured too fast in hot/dry weather. Weak surface, chalky and prone to spalling from year one.
- Ongoing water problem behind the parging. Missing flashing, poor grade, or a leaky gutter keeps the parging wet from behind. Nothing survives that.

Once you have a good parging job, these habits push its life toward the top of the range:
- Shovel snow away from the foundation instead of piling it against the wall
- Extend driveway downspouts and eavestrough downspouts at least 2 metres from the foundation
- Keep the grade sloping away from the wall β regrade every few years if landscaping settles
- Minimize salt splash by not applying salt directly on parging-adjacent driveway sections when possible
- Seal any new hairline cracks in year one before freeze-thaw enlarges them
- Keep landscaping (soil, mulch, planters) below the top of the parging so it's not permanently damp
- Inspect every spring β catch small issues before they cascade
Cold Climate vs Mild Climate: The Real Difference
Parging lifespan in a cold climate is fundamentally limited by freeze-thaw cycling. Every cycle where water gets behind or into the parging and then freezes pries the material apart a little more. The math is brutal:
