Before You Start: Ground vs Roof Inspection
Most of these signs are visible from the ground with a decent pair of binoculars, or from a bedroom window that faces the chimney. A few require getting on the roof — do not do that yourself unless you have proper fall-arrest equipment and roof access experience. The 9 Warning Signs
Water stains on the ceiling or wall around the chimney chase, on the fireplace mantle wall, or inside the firebox itself. This is a leak. Every rainfall makes it worse. Urgent.
Musty odours from the fireplace — especially after rain or snowmelt — or damp-looking bricks inside the firebox mean water is entering the chimney and pooling inside.
Chalky white salt deposits blooming on the exterior chimney brick means water is moving through the masonry. Efflorescence doesn't damage the brick directly, but it tells you the moisture that's causing it will.
The concrete crown at the top of the chimney is the #1 water entry point. Cracks in the crown funnel water directly into the flue and chimney masonry. Visible from the ground with binoculars.
Flashing is the metal that seals where the chimney meets the roof. Rust streaks running down the shingles, visibly curled or lifted flashing, or missing sections all mean water is getting into the roof deck around the chimney.

The face of the chimney bricks popping off in layers or flakes. Usually starts at the top and works down. Spalled brick can't be patched — it has to be replaced.
Mortar joints visible from the ground that look powdery, recessed, or hollow. Chimney mortar deteriorates 2–3× faster than wall mortar because of the four-sided exposure. Needs chimney tuckpointing.
A chimney that's visibly out of plumb — leaning away from the house, or the top tilting sideways — has serious structural issues. Foundation problems, saturated masonry, or deteriorated internal supports. Urgent professional assessment.

Why Cold Climate Chimneys Deteriorate Fast

- Heavy snowpack on the crown. Snow accumulates and stays wet against the crown all winter, working water into every hairline crack.
- Thermal shock from heating cycles. Fireboxes hit 600°C+; exterior of the chimney can be at -30°C. That's a massive expansion/contraction differential.
- Wind-driven rain. Prairie wind drives moisture into cracks and joints that wouldn't take on water in calmer conditions.

- Flashing replacement — proper step + counter flashing where the chimney meets the roof
